Every neighbourhood tells you what it is long before an estate agent does. The trick is learning to read the signals that don't make it into a listing: who's out at seven in the morning, what the corner shop stocks, whether the benches are full or empty by mid-afternoon. A street that looks identical on a map can feel completely different depending on which way the buses run.
Walk it at three different times
A single viewing tells you almost nothing. Walk the area on a weekday morning, a Friday night and a Sunday afternoon, and you'll meet three different versions of the same postcode. The quiet lane that charmed you at noon may sit under a flight path or back onto a delivery yard that wakes at five. Daylight viewings flatter everything.
Pay attention to the in-between spaces too. Well-kept verges, swept entrances and cared-for front gardens usually signal residents who plan to stay. Boarded units and a churn of to-let signs tell a different story about how settled a place really is.
Talk to the people already there
Nobody knows a street like the person who has lived on it for a decade. A two-minute chat with a shopkeeper or a dog-walker will surface things no brochure mentions: the school catchment quirks, the parking war, the developer rumour that's been circling for years.
Trust your own discomfort as much as your enthusiasm. If something nags at you on the second visit, it will nag at you every day once you've signed. Reading a neighbourhood is mostly about slowing down enough to notice what you already feel.
